Who you are:

The Facility Team Leader will work on facilities assigned by the RE manager and overseas real esate. The Facility Team Leader also coordinates the efforts for Plumbing, Fire Protection, Electrical engineering and Air-conditioning, Ventilation, etc. for production workshops of Alfa Laval Qingdao.

About the job:

• Lead the team to maintain the facilities, infrastructure, and inspect the facilities & equipment, etc. to avoid potential security risks, arrange staff to maintain facilities and equipment in order to keep them in normal use, manage budget and cost of the facilities & equipment, etc..
• Planning and organizing premaintenance plan to facilities, equipment and carry out.
• Reviews contractor quotes from technical point of view and suggest recommendations
• Engineering support for Civil, Plumping, Electricity, Air-conditioning and ventilation, etc. for large scale facility projects.
• Assesses project requirements, breaks projects into tasks, and works with Project Managers to determine scope of work while overseeing budget and assigned staffing.
• Prepares engineering studies and schematic design spec for production workshops at Alfa Laval Qingdao
• Works with code officials and other design professionals when an interpretation or exception to building codes is required.
• Coordinates project document completion within Alfal Laval Qingdao organisation, externally with suppliers, and with other relevant design professionals.
• Prepares or reviews construction budgets based on the project scope
• Manage budgets and maximize savings through strategic bidding and negotiations.
• Track, prioritize and finish projects in a timely manner together with production, etc.

What you know：

Competencies/ Profile:

• At least 5 years of proven experience in real estate engineering, pereferably from manufacturing/production unit
• Bachelor degree in Civil engineering, Mechanical Engineering, etc.

• You have the ability to lead teams and interact in a matrix organization with different cultures.
• You have a structured mindset and an ability to communicate on all levels.
• You are business oriented and delivery focused.
• You are clearly performance oriented.
• You are able to work quickly to execute works with minimal disruption to the production workforce.
